"Horizontal" Scaling ... Best Practices?
Hey everyone, I’m currently scaling one of my client’s ads, but I feel like I’ve hit a ceiling with linear scaling for the state I’m targeting. I’ve successfully expanded and scaled Horizontally into other states before, but I’d like some advice on the best way to do so. Should I: A) Duplicate the successful campaign and just change the targeting and wording to reflect the new state? B) Start a brand new campaign using the exact winning creative and similar copy? C) Start from scratch and go through a dynamic creative and copy split testing phase? Or if you have another method entirely I'd love to hear it! Thanks for your input.

Theory on Copywriting for Ads
Hi guys. @Uncle Jimmy Mitchell would love your thoughts on this too So I am doing out a load of different potential copies for a client that I want to split test, as I have found a lot of the leads I am bringing in (mortgage leads) have been pretty low quality (poor credit, affordability etc) I have been sticking primarily with the PPS, pain point, pain point, solution framework However it's got me thinking. What if all of this pain focused copy is bringing in leads who are in pain. But not necessarily good pain. Pain in the sense that they haven't been able to get a mortgage because they're simply not eligibile for one When I think about what might motivate someone to buy a house, it's probably pretty positive emotions. New beginnings, new family etc. So surely there could be leverage in focusing on the opportunity as opposed to all the pains of saving for a deposit, monthly payments etc Or am I just using the wrong pain points, and should I be digging on the pain of what they will miss out on by living with their parents or renting for another five years Keen to hear everyones thoughts and if anyone can bump Jimmy if he doesn't catch this I would appreciate it. I totally understand your struggle with lead quality. Since I work in real estate finance and private lending, I faced the same issue. One thing that helped was adding a credit score question on the form. It doesn’t filter leads with logic, but just simply mentioning credit tends to psychologically turn off those with poor credit. For those who don’t qualify but still make it through, I send a text asking them to verify their situation in more detail. Then, long-term nurturing with email, text, and even a phone call if it’s been a while, just in case their situation has changed. But yeah honestly, my copy is pretty straightforward, and I steer clear of language that might appeal to first-timers or those with bad credit. I'm currently just doing area callouts and listing the loan programs and benefits, but I avoid any false hope language that would attract unqualified leads. I also have a testing campaign in my client’s ad account running at $5 a day. I’m trying out different copy and creatives, really paying attention to the types of leads coming in to see who my copy is appealing to. But that's just what's working for me atm, but yeah bro good luck let me know if you crack that code 👍
GHL Question
When a lead comes through FB it doesn't trigger my automation workflow immediately? For it to trigger, I have to go in and manually "sync" the leads for it to actually trigger my workflow so it seems like to me that GHL is connected to my Facebook fine, it's just every time a lead comes through, the workflow has to be triggered manually via the 'Sync Leads" section in the second photo Anyone know how to fix this issue to make it so that it's instantaneous when people fill out the forms?

Yes as Tom mentioned above, ensure that the fields for the Facebook forms are properly mapped. I occasionally overlook this step after after creating new lead forms.
Selling Leads?
Hey everyone! Hope you’re doing well. I’m looking for tips on selling leads. I run an agency for real estate finance professionals (lenders, mortgage brokers, etc.), and I currently have two clients. My ads are performing well, and my clients have both closed good deals with more in there pipelines. However, as a one-man show, I handle all the initial lead follow-up and gather detailed information per lead before booking them, which is looking to be unsustainable as I look to scale without hiring. I’m considering selling leads instead... If anyone has experience with this approach whos is currently selling leads only, I’d love to hear your tips on how you frame or sell it! Thanks!

@Uncle Jimmy Mitchell Thanks Man! I currently charge on a pay-per-deal basis, so income is a bit unstable for hiring right now. Plus, maybe a tad bit of pain avoidance involved haha. But I appreciate the input. I’ll give it a try .. Sell it as a Alt lower-ticket offer maybe.
Before verifying phone number
What do you do before you get toll free number verified? To not waste your and your client’s time?

From my experience, verifying toll-free numbers is a quick process, while local numbers tend to take longer and have stricter compliance requirements. Unless there have been recent changes.
