First deal story time lol
Sorry guys I’m late on giving the details been super busy with work and getting everything together for my LLC!! But huge assist from my pops one of his old clients called him cause her and her kids are moving to Detroit. The mother has one house and the kids have another house that was left to them when their father past. The mom listed her house with my father cause he is a realtor and The son which was the home owner on the other house just wanted atleast $50k when the property was sold but didn’t want to put it on the market. House was in very good condition just some minor cosmetic on the inside and the roof I thought needed to be replaced at first. So I tried asking the seller to go through the insurance to see if they would fix the roof. And while I was waiting on a response I got the seller’s permission to show the house in the mean time while we were waiting on the insurance and the title search. Once the insurance got back and said it just needed to be patched up I talk to the seller and told him I would see if we could just get the buyer to pay for it. The only reason I did it like that was because I had My pops roofer guy go out there and check it out because of the roof but then ended telling me he was interested. I showed the house to 5 different buyers and had some lowball me and some just come right under I talked to my roofer ended up taking his offer. I bought the house at $190k and ended selling for $212k. Got my first assignment fee of $22k🥲. I tried giving the main points of the story cause I didn’t want to bore anyone with a long message lol. Although it’s my first check and i know i still got a long ways to go still very proud of myself. Between working a full time and part time job while trynna do this has been soo stressful🙃 but it was worth it. Remember y'all you can go down to your last dollar doesn’t mean you don’t got your life and your life has value. Update: creative financing ADU
If you go back on my timeline , I started a tiny home in the back of my 4 plex where I used a HELOC to create extra cash flow. This is in the hood of Phoenix, Arizona, where there are tons of drug addicts, right in the back alley. It’s almost complete. Yard just needs to be cleaned and needs to be placed with a tenant section 8 just reached out to me and offer me $1600 a month (utilities included). If you know me, real estate is not a game. I do all types of deals, from multifamily, single-family, renovations, novations, Wholesale, wholetail, and all types of creative financing.
