@Zach Sedino I’m not focused on MLS as much anymore, but I do still practice it because the hardest part is just dealing with the agents and getting them to understand and trust you. This was before I had capital for marketing channels. It’s a great way to get the business going.

@Vadim Natekin You want to find out whether the seller is flexible on the price. I don’t jump right into my offer. I get the agent to tell me about ARV and rehab and anything else about the property. I let them know from there if we are on the same page. I’m trying to build trust and alignment. You should be able to determine this in the first 3mims of the call if they are going to be a fit. If they are then you can start digging into the numbers and what might favorable terms be. Of course there’s more to the call but that’s pretty much how you get started.
