What I Learned Working with a Multi-Billionaire Real Estate Investor
Ben Ashkenazy is one of the most successful real estate investors in the country. Ben purchased his first property when he was 17 years old. He was looking to open a store and found a vacant retail space in Long Island NY.
While pursuing the space, he discovered the owner wanted to sell the property. Ben bought it.
Since that first purchase, Ben has accumulated a significant portfolio of retail properties nationwide.
Ben has defined his own version of the Law of 1000. He focuses on prime retail investments.
I speak with Ben regularly. What I've learned, Ben stays in his lane. If I bring up anything in conversation outside of his specific focus, he shuts me down instantly. Our conversations only focus on his niche.
I don't try and sell him anything. I don't raise my price. I don't ask for referrals. I stay focused on doing the best job for Ben that I can. If he wants more from me, he knows where to find me.
I see this trait in the most successful real estate brokers and investors everywhere. They know their market. They are laser focused. They say "No" to everything outside their niche.
Warren Buffet said "the difference between successful people and super success people is, those who are super successful say "No" to just about everything.
In 30 years in the real estate business, I have learned, focus on 1 market, don't deviate is the most profitable skill we can develop.
