Same here one of the teams I ran Acquisitions with said that it always makes sense to call Saturday and Sunday because people are home.
Rental Analysis
Im getting a lot of leads in rental markets and need to learn how to analyze these better. I realize cash on cash and cash flow are the big elements to consider instead of ARV/ rehab etc. I’m wondering what all you guys consider when analyzing what you should pay for a rental property and how you land at that price. Is cash on cash more important or cash flow? Right now im just determining what the rent would be, subtracting the PITI for a 30 year 7.5% loan from that rent (assuming all landlords buy with a loan), subtracting the 5% repairs/ maintenance, 5% vacancy, 10% capex, & 10% management fees —> cash flow. And if they need to rehab it a little to get rent ready, factoring that + purchase price + all closing fees to get the cash on cash. Not sure what the cash flow &/or cash on cash need to be to be considered a deal that wouldn’t have trouble getting assigned within a couple months.

Sorry guys I’m late on giving the details been super busy with work and getting everything together for my LLC!! But huge assist from my pops one of his old clients called him cause her and her kids are moving to Detroit. The mother has one house and the kids have another house that was left to them when their father past. The mom listed her house with my father cause he is a realtor and The son which was the home owner on the other house just wanted atleast $50k when the property was sold but didn’t want to put it on the market. House was in very good condition just some minor cosmetic on the inside and the roof I thought needed to be replaced at first. So I tried asking the seller to go through the insurance to see if they would fix the roof. And while I was waiting on a response I got the seller’s permission to show the house in the mean time while we were waiting on the insurance and the title search. Once the insurance got back and said it just needed to be patched up I talk to the seller and told him I would see if we could just get the buyer to pay for it. The only reason I did it like that was because I had My pops roofer guy go out there and check it out because of the roof but then ended telling me he was interested. I showed the house to 5 different buyers and had some lowball me and some just come right under I talked to my roofer ended up taking his offer. I bought the house at $190k and ended selling for $212k. Got my first assignment fee of $22k🥲. I tried giving the main points of the story cause I didn’t want to bore anyone with a long message lol. Although it’s my first check and i know i still got a long ways to go still very proud of myself. Between working a full time and part time job while trynna do this has been soo stressful🙃 but it was worth it. Remember y'all you can go down to your last dollar doesn’t mean you don’t got your life and your life has value. Blast SMS Marketing - The legal way...
Sup you'all ? Those who run SMS marketing for wholesaling, 1) which platform do you use? 2) I understand that it is illegal to do SMS marketing for random lists from public records + skip tracing, you must have the client's consent before sending... how you address it? Do you first send a message to ask them to join the list? Or you just send? Isn't it risky? As not all your lists registered and accepted advertorial messages on your site... 3) A colleague told me that auto blast sms campaign is illegal, you need to send manually to each one of them... how we do it when we talk about thousands daily ? 😅 4) Someone use AI to reply to those conversations ? anyone knows service i can contact for setting up something like that?
