Rental Analysis
Im getting a lot of leads in rental markets and need to learn how to analyze these better. I realize cash on cash and cash flow are the big elements to consider instead of ARV/ rehab etc. I’m wondering what all you guys consider when analyzing what you should pay for a rental property and how you land at that price. Is cash on cash more important or cash flow? Right now im just determining what the rent would be, subtracting the PITI for a 30 year 7.5% loan from that rent (assuming all landlords buy with a loan), subtracting the 5% repairs/ maintenance, 5% vacancy, 10% capex, & 10% management fees —> cash flow. And if they need to rehab it a little to get rent ready, factoring that + purchase price + all closing fees to get the cash on cash. Not sure what the cash flow &/or cash on cash need to be to be considered a deal that wouldn’t have trouble getting assigned within a couple months.

@Zach Sedino what I’m looking at doesn’t cash flow if the landlord purchases with a loan, but it cash flows $800 if they buy cash. Is it safe to assume I can find a cash buyer landlord, no loan, to buy a rental or would an overwhelming percentage of them use a loan? It’s for a $130k rental property in Augusta pulling in $1200-1400 rent

Hey everyone, Hope you all had an awesome week and are ready to crush the next one! I wanted to share this offer breakdown template I've been using lately. Feel free to use it or share any thoughts on improving it. I've found that it helps sellers see the data with me, instead of feeling like it's me vs. them. I realized explaining all these numbers over the phone is a lot of talking from my end & it doesn’t resonate. They’ve definitely become much less hostile with my anchors and more open to negotiating. Hope it helps and open to suggestions on improving it or other methods you guys use! *** I used canva and searched for data templates. Then deleted everything & inserted text boxes/ whatever else I need from the elements tab 👍

Novation?
Can someone who has experience with novations hop on a call today any time between 4:30 - 9:00pm EST & please walk me through the process in detail? Dos, donts, step by step execution, etc? We can make it a group thing if there’s other people who would gain value from it 👍. I’m slowly realizing these cash offer assignments are needles in a hay stack 😩

Should I try and lock it up?
$300k on an ARV of $370-385 as is & $390-410 if updated a bit. Rehab $0-20,000 1999, 5/3 2860 sqft house in Athens, GA. Seller is moving to Kentucky and wants a cash offer. Imagine the inside is in good shape but 1999, brown cabinets etc. I offered $215, they wanted $350, I came up to $250 and their bottom line was $300. Next door neighbor sold for $360 last month as is with 2 less beds. It doesn’t need any work, but I think a kitchen update and maybe a new coat of paint would get that ≈$400 ARV. Are the margins too tight on this one?

@Junior Kahaloa i wish. my initial convo was with the husband, who said $300 if I help them move. The wife answered when I followed up, & she wouldn’t drop below $350 :/. I ended up mailing my offer with hopes he’d see that I agreed & that they have a conversation. Following up in 1 month 🤞

Negotiating | Backing Out
Hey community, I’m curious to see how you guys handle 2 things. 1) Negotiating if you have a pretty wide acceptable offer range. For example, I’d make my initial offer at a $30-20k profit, but I’d be ok to make $5,000. How would you navigate increasing your offer upwards of $20-25k in a tactical way? 2) Hopefully this will never happen, but how do you guys back out of the contract if you can’t find a buyer after inspection? What do you tell the seller? I appreciate the amount of value everyone shares in here & the fact that this resource exists 🙏🙏
