1999, 5/3 2860 sqft house in Athens, GA. Seller is moving to Kentucky and wants a cash offer. Imagine the inside is in good shape but 1999, brown cabinets etc.
I offered $215, they wanted $350, I came up to $250 and their bottom line was $300. Next door neighbor sold for $360 last month as is with 2 less beds.
It doesn’t need any work, but I think a kitchen update and maybe a new coat of paint would get that ≈$400 ARV. Are the margins too tight on this one?
