@Robert Sullivan There are so many ways to work on these properties. I have so many leads I am working on and continue to make steps forward. A key play is to have buyers lined up for when deals come across your desk and you are ready to move on them.

2nd submitted offer on 11 unit property. The were asking $3.2M with $77,020 NOI again our numbers are more conservative on the expenses of 45% which subtracted $68742 from Gross income after the 5% vacancy factor. I offered $2.4M the broker presented and the owner didnât counter. My offer at their calculated price was 3.5% CAP not as close unless the expenses are less than 45%.
