My wife and I own a commercial and residential property and are looking to expand our portfolio. My goal is to replace my w2 income with residual cashflow. 2nd submitted offer on 11 unit property. The were asking $3.2M with $77,020 NOI again our numbers are more conservative on the expenses of 45% which subtracted $68742 from Gross income after the 5% vacancy factor. I offered $2.4M the broker presented and the owner didn’t counter. My offer at their calculated price was 3.5% CAP not as close unless the expenses are less than 45%.
