@Sherrie Goulet forgive my ignorance what is a KP? Congrats on getting a $45M under contract. What is the NOI on that? I can imagine you could be set for life even with 25% of that investment. How many units would that be? I think you should share some of your analysis to help sell this opportunity to any investors who want to work with you. Show that you can get them more than 5%. I know I have been trying to find ways to get these opportunites under contract at a discount its been harder to get sellers to lower prices or finance lower than banks are offering for me. However, some look like good investments straight from the broker for someone. Espcially, since you have already raised 5%. That is an amazing start.

@Armando Gonzaga You got what it takes thick skin to deal with the struggle. Learn to make the calls on the phone and you bought the knowledge. Obviously you have the drive. It looks like the $66k was the monthly based on 91 units renting at $745 mo. This report has a 46%vacancy that takes the annual Gross Income from over $800k to less than $500k down to less than $250k NOI which still gives you a 6% CAP if the price was $4M. Am I crunching the numbers correctly?

This looks like a good summary of what I have been seeing on the evaluator tool that is available to help you make a decision quickly. Don't forget to itemize and add the expenses from insurance, taxes, maintenance, management fees, etc. According to Peter I saw that this should be factored in your calculation at at least 45% of NOI. Many of my sellers try to keep this number down to make the NOI stronger justifying the higher price. Also, you shouuld factor in and subtract the vacancy rate of the property after getting thet total Gross Income that is reduced by the vacancy. Again this number is important to analyze. RE 101 training showed a minimum of 5% vacancy factor in the evaluation. Many of the Offerings you will see the sellers or brokers reporting 100% occupancy and sometimes again minimize the annual vacancy or losses due to vacant units. I hope this helps. Good luck Scott

@Paul Thompson I will add these to my search criteria. What about living facilities? I found and interesting opportunity. Also, saw question about rental friendly states for multis. looks like the are even local ordinances about raising rents to initiate value play. I had some environmental insection information on one possibility that showed several businesses in the surounding area may have chemical contamination. looking to pass i read that it could cost $250k cleanup. This deal wants POF to give Rent and T-12 havent even put price on Crexi. I cant download OM because need Crexi account. All just noise but I am learning a ton from engaging constantly.
