The were asking $3.2M with $77,020 NOI again our numbers are more conservative on the expenses of 45% which subtracted $68742 from Gross income after the 5% vacancy factor. I offered $2.4M the broker presented and the owner didn’t counter. My offer at their calculated price was 3.5% CAP not as close unless the expenses are less than 45%.
