Hi all, I typically freelance directly for builders, but I have a project where the homeowner will be paying me directly. The project is rather large, and I would like to do a flat fee with a cap on the hours. I’m not sure how to break up the payments. The flat fee will be roughly $10,000. I will be putting together selections for the clients new build. When working with a builder, I typically require half of the payment to get started and the other half when I am finished. I’m hesitant to do that when dealing with a homeowner I have just met. Any thoughts would be appreciated.!

I am planning to reach out to several realtors in the area, and I'm wondering if it would be beneficial to offer free consults to their clients.... I know that free consults are not recommended, and I totally know why. BUT I'm wondering if in this case it may be different? Maybe I just extend this offer to the one realtor that I sort of already know who seems to have a solid clientele and caliber of listings? Maybe I could offer them for a limited time until I get some projects? Or if anyone has already learned that paid consults are the only way to go EVER, I will happily take your word for it.
