Pay for Leads?
There are a lot of opinions on lead generation. Followed by even more on paying for leads. Today, we want to share a perspective on WHY you should consider paying for leads. Regardless of your position, join me in this. Here are six reasons a real estate agent should consider paying for leads. Let’s review. Speed: Paid leads get you in front of potential buyers and sellers quickly, so you don’t have to wait for organic outreach or referrals to kick in. Consistency: Relying on word-of-mouth or personal networks can lead to dry spells. Paid leads ensure a steady stream of prospects, helping to smooth out the ups and downs of your sales pipeline. Business Growth: Paying for leads lets you focus on closing deals rather than spending time prospecting. This allows you to grow your client base faster and close more transactions. Targeted Clients: Many lead generation services offer advanced targeting, allowing you to focus on areas, property types, or client demographics relevant to your expertise. This means higher-quality leads that align with your market focus. Database Building: Paid leads give you an excellent opportunity to build a robust database. Every lead you acquire can be nurtured over time with follow-ups, newsletters, and market updates. Even if they don’t convert immediately, having them in your database opens up future opportunities for engagement, referrals, and repeat business. Quicker ROI: Since paid leads are often from people actively looking to buy or sell, you’re more likely to convert them quickly, leading to faster commissions and a strong return on investment. Noting these six reasons, using a quality lead service, you can build your database faster, while also investing in long-term relationships that can turn into future clients, referrals, and a more sustainable business. Pay for Leads?

I have spent thousands on leads and found not one quality source. This year, I cut them all out because it was breaking me for no return whatsoever. Why are my "vetted connections" turning out to be 500 credit scores? My personal favorite was the "My agent is out of town, just show me this one and she can make the offer on Monday". Like come on {insert big names here}! You are charging me for these??? They're all in my database, and when I did my calls recently, 3 bought with someone else. It's honestly making me think real estate is not for me. I shouldn't have to be this frustrated all the time. I just started buying rentals. 😅

Sharing My Playbooks (SOPs) Templates
Hi All! I had a lot of people ask me to share my Playbook templates that I mentioned in a comment I made last week on another post. Instead of one-off sending them out, I am sharing with the entire community here, along with some best practices. These are from my software company, but can be used as a general guide to make your own! I've attached two documents to this post: 1. The Playbook on Building Playbooks -- This is a Playbook on how to make a Playbook. In my company, the first question I always ask anyone on the team is, "Do we already have a Playbook for this?" And if the answer is no, we make one immediately. 2. Our Playbook Template -- This is what we use as a default framework for all of our Playbooks. When time comes to make a new Playbook, we simply "Make a Copy" and then rename the Playbook using the following format: The [Name] Playbook. For example, The Podcast Playbook, The Social Media Playbook, The Publishing Blogs Playbook, etc. BEST PRACTICES: When we create these Playbooks, we want to organize them in a way that whoever needs to find them can, fast and easy. In my software company, we have a Playbook Library broken out by Department, which I outline below, to keep them organized and we put each Playbook under the section that makes the most sense. We also label them according to the department. For example, if we have The Podcast Playbook that goes in the Marketing Department, we'll label that Playbook "MKT09 - The Podcast Playbook." Marketing Sales Onboarding Customer Success/Customer Support Product G&A (General & Administrative) This library is where anyone on the team, current or new, can come to learn about EVERYTHING our company/team does. When we have a new Marketing team member join, this is one of the first places they go to to train themselves on what they'll be doing. The key here is to make a Playbook for LITERALLY EVERY ACTIONABLE ITEM someone does in our company. Yes, even as simple as a Playbook for making coffee (if you still go into the office lol). The idea behind these is that we get 80% done which is 100% AWESOME (see Credit Due below, took that from my coach). This will expedite training and keep us organized, forever.

Introduction to the group :)
Hi Everyone! Wanted to introduce myself and say hello 👋 My name is Andrew, I've been in real estate for 10+ years here in the Washington DC area. I built a team in Arlington, VA and dabble in both retail and investing (mostly wholesaling, some buy and flips). Throughout my decade plus years in the business, I've also built out a real estate team operating system built on top of Salesforce, and have a pay per lead agency for cash offer seller leads. Nowadays, I run and operate the latter two agencies, but still have my team :) Hope to connect with and be a contributing member to this awesome group that @Raymond Sjolseth has here. Such a great community to be a part of and am looking forward to sharing anything I can to help others succeed. Hope everyone has a great day!
