I just got a deal sent to me by a wholesaler & I thought it would be fun to run numbers together on it! Here's the info: Address - 5711 Westgate Rd., Lanham, MD 20706 Asking - $354,900 ARV - $470K Sq Ft - 1500 3 Br, 3.5 Ba Here are photos So I want you to go to Redfin & do the following: 1. Run comps on the property to see if you think that ARV (after repair value) is correct. If not, what is the actual ARV? 2. Estimate what you think reno will run you for the property. 3. Tell me if you think this is a good deal or not. 4. If you don't think it's a deal, tell me at what purchase price you think it would be a good deal. I'll come back here in a couple days & give you my numbers for the property. Whomever gets closest to my numbers will win a prize! Happy number running everyone. :)
