Let's Run Some Numbers
I just got a deal sent to me by a wholesaler & I thought it would be fun to run numbers together on it!
Here's the info:
Address - 5711 Westgate Rd., Lanham, MD 20706
Asking - $354,900
ARV - $470K
Sq Ft - 1500
3 Br, 3.5 Ba
So I want you to go to Redfin & do the following:
- Run comps on the property to see if you think that ARV (after repair value) is correct. If not, what is the actual ARV?
- Estimate what you think reno will run you for the property.
- Tell me if you think this is a good deal or not.
- If you don't think it's a deal, tell me at what purchase price you think it would be a good deal.
I'll come back here in a couple days & give you my numbers for the property.
Whomever gets closest to my numbers will win a prize!
