The Real Estate Law of 1000 Explained
The following is a message to a new real estate agent (and Proof Stacking Client) in the single tenant NNN Commercial Real Estate market. The agent was on a team for the past 5 years with $1 Billion of experience ... with a guarantee salary and bonus. This agent wanted to have a shot at making the Big Bucks and left the team to build his own business.
Today, I got a call basically saying "the world is falling apart, what do i do".
The following is what I said.
Don’t worry about World Events. Just move forward building YOUR Business.
All you need is to focus on 1000 owners. Call them every 3 months. That’s 75 per week or 15 contacts per day.
If you do that and don’t deviate, you will succeed.
Keep the blinders on. Stay focused.
It’s a simple model. You will get a lot of rejection but not forever.
Look at it this way. If the average owner has 10 buildings that’s 10,000 properties. If the annual turnover is 2.5% that’s 250 property sales per year. If you sell 25 with average fee of $40k that’s $1 Million Gross.
At this call rate, you should be getting 1 lead for every 20 calls.
Once we get your website live, that will help.
Just make the calls. Relationships will build and so will opportunities.
The beginning is tough. But it always works. Just put your head down and make the calls. Do it every day.
