Harris campaign proposes $25,000 down payment assistance!!!
The Harris campaign is proposing $25,000 down payment assistance for families who do not have history of home ownership. This is an interesting situation that will most likely just increase the cost of a home for people. This isn’t a political post but rather a think post about how we as creative realestate investors can capitalize on this. This all comes as the nation is facing a major housing shortage. So what does that mean for you? Buy land and build, that simple. In the next coming weeks we will discuss how we can buy land with creative finance and take advantage of the changing times.

Property presentation tool
Hello everyone, The other day I shared with you a deal that we successfully closed earlier this year. In that post, I mentioned that I used a software that I purchased from the Apple Store to present the deal clearly and concisely to private money lenders. This software is specifically designed to eliminate unnecessary details and present only the relevant information that matters. If you also find this app useful, please feel free to share your thoughts in the comments below. I would like to clarify that I have no affiliation with the company that developed this software. I simply find it extremely helpful. https://apps.apple.com/us/app/property-evaluator-real-estate-investment-calculator/id402745077?mt=12 A little information about the tool https://www.loom.com/share/f960514ded7343ca85b41ace401f1bfc?sid=f60e7316-7333-4c82-ac29-fab105e9a3c3

Our recent deal
Quick back story on this on-market deal. Seller needed to move fast and we had to get creative to close on this deal. https://www.loom.com/share/dc82a0d5020a44739c0153350cd14bb3?sid=be8bec92-fa62-4efe-af80-e78af741d473
