Hi all, thanks to the amazing team here I just got approved for a loan and am going to be touring properties today as a first time homebuyer! 🔥 I want to house hack and get a roommate, but I have no idea where to start. Where can we find roommates? And when we have one, do we get them to sign a contract even though they won’t be on an official lease? What should be on that contract (no parties, no smoking, that they are liable for damages, etc)? What if they are want to smoke and party late at night and my grandma self wants to kick them out or what if they don’t pay? Do I need to go through a normal eviction process in the state of FL even though they have no lease? So many questions from a total novice here, thanks in advance 😅😂

I’m trying to wholesale it: Apprased in 2019 for 1,200,000. Located 7 miles from Downtown Athens, Ga 2 story building 7,000 sq. 3 offices, 2 apartments upstairs. 2 separate offices downstairs. 1800 sq ft on one side of the building 1300 sq ft on the other side Apartments are 900 sq ft each. New Roof, new carpet. I’m trying to look for a cash buyer who will take this on. It’s been on the market for a couple of months, so this will be my take on lowering the price.
