Got a multifamily building…
I’m trying to wholesale it: Apprased in 2019 for 1,200,000. Located 7 miles from Downtown Athens, Ga 2 story building 7,000 sq. 3 offices, 2 apartments upstairs. 2 separate offices downstairs. 1800 sq ft on one side of the building 1300 sq ft on the other side Apartments are 900 sq ft each. New Roof, new carpet. I’m trying to look for a cash buyer who will take this on. It’s been on the market for a couple of months, so this will be my take on lowering the price. I want to offer 650k what do you think? Thanks.

@Anderson Lizarazo As for the units and office, they’ve recently remodeled with new carpet. I’m not sure if it’s a value add but I’ll say, there’s a lot of construction around and it’ll be higher in price later on. I’ll talk to the seller about the NOI on our next meeting. Thanks.

Hey Guys my name is Omar I was born in Mexico and came here to the US when I was 13. Im currently 20 and looking to learn more about Real Estate to buy my first property next year if God allows me to. Raising Capital
I used to raise capital when I was in Finance. My mentor used to say 1) “It’s easier to raise the capital when you don’t have a deal” because while you’re networking you can ask people what are their plans and you can adjust properly. 2) “Debt is easier to get than equity,” which means focus on getting the equity because banks, if they like your project, are Very willing to lend.

@Helen Sorr Ok, so the point is to meet people and ask them, what are their goals, then you tell them you’re future projects (raising money for XYZ). If you don’t match with the person ask them, if they know anybody who wants to have a return on their money.
