Property In Negotiations.
I got a bite on the 400 letters i sent out. ITs actually a property that had been on the market for about 266 days. They were asking for 20K. I do see that properties in this area sell for 28K - 35K. This property does need some dirt work, so I wonder if thats why it has sat for for long. I have talked with the owner and he is willing to take $14K. Is that fact that this has sat for so long a bad thing? Or is it possible that spending some cash to make it more appealing an option?

Talking with Potential Sellers
I just received my first call back today from one of the mailers that I sent a couple of weeks ago. I am watching the video about how to purchase off market property and noticed that one of the questions to ask is "How much are you looking to sell the property for?" Wont they say, well you offered $6,000 in the letter, so that's what i would take"? Or they could also ask for a higher price? How do you navigate that? Also, i noticed that the property is for sale with an agent. It says on Redfin that the property has been on the market for 253 days. I offered $6900. It looks like the owner paid $11000 for it in 2021. After looking at it on Google Earth, it looks like the property is low compared to the other properties next to it. I wonder if there could be significate dirt work required to make this property usable?

Property Searching Criteria
When looking on Zillow for high concentration of sales. How do you view residential developments. Do you view this as a positive or more of an anomaly since its a development and there should obviously be sales?
