What metrics do you guys use to make a decision on a property?

Hello, I am Jacob. I have flipped houses with my family since 2014. We have done 276 properties and 49 so far this year. I am solely responsible for our marketing, acquisitions, and assignments. I am also a sales coach (just started a sales coaching program). Jason has been a ton of help over the last 5 years that I've known him. When my head starts to get too big, I remind myself there are much bigger fish out there like Jason.

Greetings, I am new to this group. I operate as a Mortgage Broker and Real Estate Agent in the Sacramento Area and have for a couple of decades. I have also done one wholesale deal, tons of private money deals, and for the last few years have studied extensively, non-traditional real estate and non-traditional financing. I am excited to learn more and do more in this space.
