@Duane Kidman you get 80% accuracy with deal machine? That’s crazy. We pull their free numbers in but they were only like 33% accurate.

@Duane Kidman we tag d4d in deal machine and then export to our crm. I don’t know anyone that is that accurate. Not even tlo is that accurate

What's going on everyone? I hope all is well. For those who are diving deeper in records and reaching out to relatives. How are you getting pass the objection of "l will give them your number, and I will have them call you. " I am a like 30/70 on getting them to actually give me the number.

Set a follow up task to circle back around to them if you can’t get any info from someone else. Then keep on calling more relatives
New Construction... really?
So I have been rehabbing for the past 7 years, and have done well until recently; our rehabs are sitting on market. We are considering new construction. Why? I've been watching new homes popping up, and people are buying them. Is this the rehabbers path forward until the market turns around?

It’s election time and the markets are now returning to normal. Our stuff sits as well. New construction vs rehabs aren’t changing the sales time unless you believe maybe you can presell during construction phase. I would pay attention to that with the new builds and see if they are reselling with a model home or listing at the start of construction Pre Covid, we always estimated for 30-60 days on market and election years sucked. Something else to think about is lead time in inventory. You can be in and out of a rehab acq to resale in 120-180 days. Can you meet this same lead time on new builds? Just some things to consider before thinking one is better than the other

For us it was more marketing, but we knew that our marketing was super effective. We dialed in with one caller and had our process down. Then we added another caller to calling properties that our first caller wasn’t hitting. Also time is a big factor to compounding deal flow per unit of effort. We are big on continuous follow up whether a nurture lead or not interested. In time nurtures and not interested leads do sell. The questions I will they sell to you. Having a proper follow up cadence for people you have already talked to along with an initial outreach process creates a double effect on the deal flow that one caller creates, but the not interested and nurture lead bucket takes time to fill up
