New Construction... really?
So I have been rehabbing for the past 7 years, and have done well until recently; our rehabs are sitting on market. We are considering new construction. Why? I've been watching new homes popping up, and people are buying them. Is this the rehabbers path forward until the market turns around?

@Tammy Wimer Many more entry points below $200k now, as opposed to 2021-2022 when everything was above $200k. Our problem now is time on market. Our finished jobs are not selling as fast, and the cost of money when a finished project is waiting to be sold.

What's going on everyone? I hope all is well. For those who are diving deeper in records and reaching out to relatives. How are you getting pass the objection of "l will give them your number, and I will have them call you. " I am a like 30/70 on getting them to actually give me the number.

Ask questions like, "Are they still living in the property?" or "Is the property currently being rented?" or "Is the property vacant? Is it being maintained? Must be difficult with them living so far away." These questions provide clues what city they currently live to help with your skip tracing.

My seller wants to cancel our deal
Seller is trying to back out of a deal. Another wholesaler had warned me that my buyer tried to back door him once before. I don’t know if that’s the case but there is a potential $25k wholesale fee on the line. Any suggestions on how to save the deal?

Have you filed a MOC? This will cloud title and protect you from the Seller trying to cancel or accept another offer. Have this ready in the event future Sellers try to cancel or step around your agreement.
