SMS Drip Strategy
Hey ya'll, Just curious for those of you texting, what do the messages look like? Initial, second, third etc. How often are you sending them? I'm also calling, but I'm beginning to incorporate texting as well. Focusing primarily on tax lawsuits as well as some D4D vacants.

New Construction... really?
So I have been rehabbing for the past 7 years, and have done well until recently; our rehabs are sitting on market. We are considering new construction. Why? I've been watching new homes popping up, and people are buying them. Is this the rehabbers path forward until the market turns around?

I just spoke with a sales manager for a builder in San Antonio and they're financing their homes with 30 year fixed as low as 3.99%. I assume other builders are doing something similar. They're taking a hit on their margins, but still making money. I think for flips you have to be extremely intentional on where they are located, over-renovate and price at or below what you think retail is. Problem is people buying from alot of wholesalers can't get the houses low enough for it to make sense.
