@Mary Ann Danielson Well, that’s the chicken and the egg… we recently stopped selling desert squares in OR. We’ve done a smattering of deals in Florida, Texas, and Georgia. Trying to find the next good market and have solid flipping fundamentals and revenue. If the right lot for a subdivide comes along, bonus. But I’m trying not to distract the team too much by exclusively looking for divides while still just trying to find the next place where we can flip well.

What is your biggest need right now?
I am in Phoenix to present at a little mastermind and on the way out here I was thinking about the biggest and/or most important needs for my business. My biggest right now is the capital stack. I’m working on this, and next week should be a big one for me. But, I also realized that I need to tighten up my SOPs, checklists, etc. I freaking hate doing that shit, but it is a necessary evil that every business needs to have in place. What about you?

Process too... We started doing cold calls about 6 months ago and we've been through 2 acquisition managers in the last year. I need to REALLY dial in on how we qualify leads, comp properties, and set targets.
Pros & Cons of holding an active Real Estate License?
What’s up everyone? I recently finished real estate school in FL. I would love some feedback (PROS & CONS) on those of you who are licensed and are currently using your license in your land business. Do you list your own properties in your markets? Do you disclose that you are a licensed agent when sending mail and marketing out in your state? How about cold calling? Is it in your script?When a seller that you speak to doesn’t want to sell at a discount, do you attempt to list their property on the MLS after? I know that @Trevor Probandt holds a license in TX. Any feedback would be greatly appreciated. Thanks in advance.

I’ve thought about this as well, given @Trevor Probandt’s comments on our first call. I’ve talked casually with others in the Minnesota REI community, and there is not really a go-to realtor for vacant land in our area. I would love to dive deeper into pros and cons on a call. Are we meeting tonight?
Intro Calls with Agents
When you are targeting an area, what is the best way to introduce yourself to agents? What are some good questions to ask to know if this is a good area for divides? Any suggestions for for gauging their experience would also be helpful.
