Website feedback
Hey gang! I’d love your feedback on the website I’m working on for my subdivision. The purpose of the site is to build excitement with investors and potential buyers. It’s still a work in progress, so any input would be appreciated. www.MoonbaseGeorgetownLake.com Password: moonbase

Hey Joe, it looks great! I'm by no means an expert on this stuff, so take it with a grain of salt, but a few thoughts come to mind: - Timeline to completion for phases: You may be planning to do this, but I'd put when they are projected to be complete so curious buyers know! - LandID link (like you see on land.com listings), this always helps me get a much better grasp on the layout. - Drone vids playing in the background or as a video in the page highlighting the park, the National Forest, potential views of sites and improvements as they are underway. You could also do a highlight video of skiing in the winter/lake/hiking activities in the summer to sell the idea of living in the area (I'm sold just talking about it - where do I sign??). The local tourist boards, if they exist in that area, may have some vids like that already made - On the home page I would make the photos of the plat and the park much bigger, that may just be how my laptop is displaying it though Feel free to tell me to shut the hell up, but just a few thoughts. I hope that helps!
Austin, TX Area Folks?
Hey y'all! Are there any Austin area guys in this group? I'd love to connect with people in the area and see if we could get a recurring monthly lunch/happy hour on the books. We invest around the Austin/San Antonio area and have done about 15 subdivisions (exempt, short form, and full fledge) in Texas. We are always discuss new deals, partnerships, and investor opportunities. Thanks!

This is awesome, thanks for sharing this! I'm assuming that road isn't paved, is it?
Intro
Howdy folks, my name is Eloy and I live in Denver. I’m working on my second land development project outside of Tucson. This time I’m going the extra step of adding some Manufactured Homes on the lots. I’ll be attending the The Manufactured Housing Forum in Scottsdale May 7-8th. I’d you’re in the area let me know if you’d like to meet up. @Trevor Probandt I love the podcast

Hey Eloy, sounds like an awesome project! Where are you buying these homes? What sizes and bed/bath are you going with?
First Contact
When reaching out to land owners... what's been your most effective strategy? If anyone cares, I can share my letter & call framework/script (and would love to see how you're approaching it).

Last year it was letters mainly, with some texting leads, which were both slow. This year we have been focused on MLS deals and realtor networking.

@Nolan Miracle Pretty much only value add. We would mail/text flip and value add though.
