Anyone with experience in upstate NY subdivides?
NY is a different beast. Unfriendly, lots of paperwork, expensive, required in person meetings. Looking to get some advice on common pitfalls to watch out for in NY state for subdividing. I have a potentially off market deal of 57 acres where the owner started developing it himself, but stopped because it was so much effort. Prelim drawings were drawn and approved 10 years ago. As NY is picky about most things, I'm wondering what I have missed.

@Jae Jun i don’t have any experience in NY. But I’d be happy to share my experience in Montana and brainstorm with you. We have similar stringent requirements like you outlined.

Hey guys, just wanted to give a public shout out to @Morgan Lawler for pushing through and it looks like getting his first deal done with banks, investors, etc. The guy has a ton of talent and gets it when it comes to making sure he builds good product that he can be proud of. Not sure if it will all get done the way he envisioned, but by golly he is taking steps and getting it done!

Hey kids, sorry it has been a little quiet on here lately. I have been getting my ass handed to me by a seller of a deal that had them renegotiate at the last minute. Went to bed really pissed off a couple nights ago when it went full sideways. Anyway, we will have a call next Monday evening, July 1st at 6:00 pm Central time. Site Visit in Idaho
Met with a seller on a potential JV opportunity last week. Amazing property. Nice and flat 125 acres with a few draws and terrain features. Thick timber. Creeks. Less than half mile from a river. This old fella was giving me a run for my money and I’m not a slow hiker. We covered 5 miles in about 3 hours. Half of that was spent hunched over pushing through thick timber 😂 Saw moose sign and some deer as well as some turkeys on the land. Even caught a moose swimming the river on the way back to my hotel Excited about this one! Total value after developed would be just shy of $4M. About 22 lots total.

Sounds amazing. Hiking is the best part of the job. Any issues with developing lots in close proximity to the creeks?

@Chris Gibson up here in Montana, if the lots are less than 20 acres, we need to get the state involved for permits. Same for water analysis if we are within 1/4 mile of a tributary.
