We hit the phones live, talked to real sellers, and navigated the twists and turns of cold calling in real time. 💡 Key Highlights: - Always leave with something: If the seller isn’t ready to sell, ask for referrals, plant seeds for future deals, or offer value (like a referral fee). - Stay calm under pressure: When sellers were upset, we used disarming techniques to diffuse tension and keep the conversation productive. - Set the stage for success: We practiced anchoring sellers in the “why” behind their decision to sell, uncovering their motivations to craft the perfect offer. 📋 Cold Calling Scripts You Can Use TODAY 1️⃣ Intro Script: "Hi [Name], my name is [Your Name]. My spouse (partner) and I were looking to buy a house in the neighborhood. I was calling about your property at [Address]. Have you ever thought about selling?" 2️⃣ Referral Script: "If you’re not interested, no problem at all! But just so you know, we offer $2,000–$5,000 referral fees for anyone who connects us to a seller whose property we buy. Does anyone come to mind?" 3️⃣ Objection Handling: Seller: “Why are you calling me?!” You: "Oh, I’m so sorry—I didn’t mean to bother you.
