Help! First Deal Pending – Need Cash Buyer in Minneapolis by Nov 29th!
Hey guys, I just got my first deal and I’m scared that I couldn’t conclude it. Closing date is on November 29th and I still didn’t find a Cash Buyer. Missed to terminate the contract by an hour…
Now I am required to pay EMD of 2k…. But the deal is really good I just don’t have buyer so far… Here are all details if anyone can help to close this deal… 119 Donald Ross Dr, Raleigh, NC 27610 I can assign this one for 470K total (no closing costs to be paid additionally) I got ARV at 690K The roof has another 5 years probably on it, The house is close to a very big hospital with a great nurse program so it would be a perfect property for traveling nurses, there was an investor that bought 2 huge houses for the purpose of renting them out to traveling nurses. It's also really close to downtown Raleigh. Theres no HVAC and the house needs mostly cosmetic work and maybe slight updating, rent could be at least $2300 and ARV depending on how much is done to the house. Plus, the presence of area builders constructing million-dollar homes indicates the potential for significant value appreciation. It's great that the property is all one level Brick home on over ½ an acre and being sold in as-is condition, giving the new owner the freedom to customize it according to their preferences My number: 904-429-4322
