What is ARV in Real Estate? đŸ€” ARV, or After Repair Value, is the estimated value of a property after it has been fully renovated and brought to market-ready condition. -- Essentially, it’s the price a buyer would be willing to pay for the property once all repairs and upgrades are completed. 🏠 How to Calculate ARV: - To determine ARV, investors look at "comps" or comparable properties—similar homes in the area that have sold recently, ideally within the last 3-6 months. By comparing the sale prices of these similar properties, investors can estimate what the target property would be worth after renovations. Example: If similar homes in the area (with similar square footage, features, and condition) are selling for $250,000, that number can be considered your ARV. ___________________________________________________________________________ Why is ARV Important?đŸ’„ ARV is crucial for both real estate investors and wholesalers because it helps determine whether a property is worth pursuing and how much to offer.
