I did get it under contract for a bit too high but it’s still a great opportunity and I think a cash buyer could still make good money with it and have his 15%. Knowing that the seller really don’t want to reduce the price. What would you do ? Cancel the deal ? I don’t know what to do honestly. I feel trapped with this one.

@James Fullerton Well I got it on contract for a bit too high but at the same time it’s a great opportunity. Don’t need much repairs. Only the kitchen. The house is in good condition. Good ARV & it’s located in a convenient area near local amenities, parks, and schools.

@Mari Leanne The house is in a good condition. Only the Kitchen could use a little TLC to reach its full potential but that’s it. I'd say less than $40.000.
