First Guest Smoking
Hey Guys, so my first guest on Airbnb was booked through Airbnb.org. For those who don’t know what this is(I didn’t know what it was before they booked) it’s basically just Airbnb but charitable organizations can book your place and Airbnb will waive all fees. So a company called Gulf Coast Jewish Community Services booked my place for refugees 3 weeks to house refugees coming from Honduras that are moving to the country. They don’t speak English. And my minut detector gave me an alert that there was smoking in the living room… I’ve seen seans videos on how you deal with this, but I wanted to see if anyone had some extra tips or advice on how to go about this and whether I should go through Airbnb resolutions or the guest. The only proof I have so far is that the minut detector went off. Any advice helps, thanks.

Hi Bradley, Taking the assumption that the reservation is still ongoing: you could kindly reach out to the guest to remind them of the house rules. Otherwise just wait for them to checkout, notify your housekeeping that you believe they were smoking and to be alert to any physical evidence (tips, ash) and make sure they grab photos. Then file a resolutions claim with the minute detector proof and any photos. You should have no issues getting Airbnb to pay you out as long as you have the proof. I do not use minute but have had multiple smoking claims approved with simple photos of ash, tips, papers, or even left over cannabis. Hope this helps! Eric
Networking Opportunities?
Hello Hosts! I am more than excited for the opportunity to be apart of this Skool group. I'd like to open with a topic on networking. What are the some large or local networking opportunities you have attended for the purpose of hosting? How was your experience? Personally, I haven't committed to any networking events for the purpose of hosting, although I have joined local small business events and local chamber of commerce events. These alone have been helpful with confidence building and operational knowledge. I am excited to hear others experiences, as I am planning on attending host networking opportunities in 2024.

Hello! I am located in Michigan and operate my arbitrage business in North Carolina. We currently have 6 listings and are looking to refine our process and expand. I am most excited to learn pricing strategy and I also would like to explore the possibility of adding a market in Michigan to my portfolio! If anyone here is operating in NC or MI, I would appreciate to connect! Thank you, Eric
