All Day Event on 26 September
What a great day we had on Thursday at the All day event. Thank you to everyone who came along as you made all the work setting it up worthwhile. The feedback was excellent with everyone feeling their time had been well spent with lots of useful Trade Stands who reported they had found the day well spent, as well! The line up of speakers were well received and they all contributed something different to help Landlords to work out what they needed to do and how best to do it, so there was something of interest for everyone. A big thank you to Paul Shamplina who was entertaining but informative as usual, Suzy Herschman who was able to offer guidance on Deposit disputes and also what could be round the corner on a Redress Scheme for Landlords. Both seeing the trip from London worthwhile for the turnout and reception they get! We were also lucky to have Tanya Hodnet, the Leader of Stakeholder engagement for DWP who came from the Midlands for the first time and went away very impressed with what GB Landlords do in the region and the engagement we have with Landlords nationally now and will be passing this on to Government when she meets with them! We also had Christian Balshen who is the Lettings Director at Rightmove speaking for the first time and able to give an overview of the market and again impressed with the interest from the audience. Everyone got some tips on dealing with damp from the well regarded expert in the field Neil Marsden. We also had an overview of the economy from David MacKenzie of Aldermore Mortgages. And last but by no means we had our own Martin Wardle talking about potential Tax "Invasion" at the next Budget or how to be smart with your tax returns! We do recognise that there were some issues with the parking, the Ladies loos and labelling of the food which were outside our control and will be addressed in the future! However these do not appear to have stopped people enjoying the day! Unfortunately we had a number of people who registered to attend and failed to turn up without advising us, which is very disappointing and something which does impact on our ability to put on these events. I would therefore ask everyone to let us know in advance if your circumstances change and you will not be able to make our meetings after booking your place!

All Day Event on the 26th!
Just thought that I would let everyone know that Property118 have published our press release today on our event next Thursday. See article at Property118 | Major Landlord event outside London - Property118 We continue to raise awareness of the region and the work that GB Landlords are doing for Landlords. If you are going to the event why not post a comment on the 118 article and tell others how good our events are!! Keep your eyes open as there could be more articles coming both locally and nationally! If you have not got a ticket for Thursday then we have only got a few paid tickets left if you want to be part of a great event. If you booked a free ticket and are now not going to be able to come along please cancel it and let us know as that will free up a place for someone else who is keen to be there!! We have now 240 people registered for the event!! What a turnout and thanks to our community for supporting us.

Renters Rights Bill
Just a heads up that the RRB is due in Parliament today and it will include an immediate ban on S21's. If you are thinking of selling a property or have a problem Tenant you may want to think about serving a S21 asap. Obviously having served it that does not mean you have to follow up on it but it does give you choices in the next 6 months. I am sure that this will be covered at our event on the 26th so if you have not booked your place then it may be worth coming along while we still have a few places left! Renters Rights Bill

I have seen the following summary on the NRLA post and thought people may like to see what the Bill will offer you as a Landlord. The new Renters’ Rights Bill – what you need to know The new Renters’ Rights Bill has been published today; with the news the Government could introduce new rules as soon as next spring, for both new and existing tenancies. In its First Reading in the Commons the Government announced plans to: - End Section 21, the so-called ‘no fault eviction’ and abolish fixed-term tenancies – with a set of ‘robust’ new possession grounds requiring four months’ notice from landlords. - Limit in-tenancy rent rises to a single annual increase capped at market levels  - Introduce a Decent Homes Standard to the private rented sector with fines of up to £7,000 for failing to meet standards  - Extend Awaab’s Law to private renting – setting clear timeframes within which landlords must make homes safe where they contain serious hazards  - Create a digital private rented sector database with information for landlords, tenants, and councils  - Set up a new ombudsman service that will provide fair, impartial and binding resolution to both landlords and tenants, reducing the need to go to court  - Strengthen tenants’ rights, including: ability to challenge rent increases, ending rental ‘bidding wars’, and the right to request a pet – as well as making discrimination against tenants in receipt of benefits or with children illegal when choosing who to let to. Much of the content of the Bill, which covers England only, mirrors that in the previous government’s Renters (Reform) Bill. However, there are key differences, including: - Changes will apply to both new and existing tenancies at the same time – expected by summer 2025 - Tenants will be able to give notice from day one of the tenancy - Grounds such as the landlord needing to sell or move in will not be available in the first 12 months of the tenancy, and will require four months’ notice - The mandatory rent arrears ground will now require three months’ arrears and four weeks’ notice - Changes to the student possession ground, which will only apply to HMOs let entirely to students

Could this tax grab be in the Budget?
It seems like the government have come up with yet another plan to encourage Landlords to sell up! see the link below for the full article. It seems that our Chancellor wrote a piece a few years ago claiming it was wrong for people to get the extra tax free allowance on IHT for their home and this is something else that it being mooted as a way to raise more tax! The estimate is that it could raise £2bn for their black hole made worse with high wage settlements. The party of envy as some people call them see anyone with a nice home and some assets which their rank and file dont have because they perhaps have not worked as hard or have had more holidays or go to the club every week, as fair game. So as many landlords hold properties in their own names these will get caught up and some may decide to sell while they can and then pass the money on to family. It may also see more people putting their properties into a company which they could sell on or pass down with less problem. Northumberland Countywide Forum on Thursday 10 October
The Private Sector Teams Annual Countywide forum will take place on Thursday 10th October at Blyth Town Football Club, the same venue as last year. The event is free to attend with a free carpark. Refreshments and a buffet lunch will be provided. There will be presentations from Approved Mortgage Solutions, the National Residential Landlords Association, Enviro-vent, Landlord Action, Aspray Building Insurance and an update from the NCC Selective Licensing team. There will also be a number of trade stands for landlords to browse during registration, breaks & lunch. The forum is a fantastic opportunity to gain knowledge and gather up-to-date information on any new legislation to help you be the best landlord you can be. Invitations for the forum will be sent to their landlords with a link to Eventbrite to book a seat.
