Property Redress
I've just renewed my subscription to cover me for Property Redress. It's now £186pa. Do I really need to do this? I have my own properties and those in a limited Company and look after one for a family member and one for a friend. If I stop paying Property Redress say they will inform Newcastle City Council; Please note, if your membership is not renewed then your membership will automatically expire. If your membership does expire and you do not join another scheme we are required to inform your local trading standards office and/or the department for communities and local government that your membership with us has expired. You could be subject to a £5,000 fine for not being a member of a consumer redress scheme.

Selective Licensing 2025 - Heaton no longer required
When at the landlord event last Thursday, I heard it mooted that selective licensing isn’t required for Heaton moving forward from 2025. I sent emails Friday & scrolled through new 2025 website & found nothing! So I’ve just used the “Landlord Helpline” & spoke to a nice guy, who confirmed selective licensing is not required for 2025 in Heaton 😮👍, though HMO licensing still is required. I’ve asked the council to send an email to the PRS community, clarifying what’s been removed as well as added as that would save a number of phone calls moving forward. They said they would feed that back & request it 🤔🤞. I don’t mind admitting that the news was received well in this household, a nice start to a Monday morning 👍. Hope that helps some on here 🤞.

That's good news Steve. They've not changed anything where I am (Fenham) so I have a £9k licence bill arriving next year. Have you noticed any changes to the area following the introduction of Licensing? Can I ask if you are aware of much social housing in your area?

Following the meeting last week, has anyone got any stats on where the social housing concentrations are in the city? Are they mostly in the areas where Additional Licensing is in place?

Licensing Fee
Someone has just contacted me about a flat they have just bought to let in Arthurs Hill. They have had to get a Selective Licence and pay in full. This will only last until March next year and then it looks like they will have to pay for the new licence which I understand will be £1000 Has anyone any experience on this; to pay for the full fee for one year seems excessive.
