Proof of attendance for November meeting
I paid for a ticket via Eventbrite to keep upto date annual “training” hours, just wondering if/when I’ll receive proof of attendance cert? I scanned in upon entry. Thanks in advance

Selective Licensing 2025 - Heaton no longer required
When at the landlord event last Thursday, I heard it mooted that selective licensing isn’t required for Heaton moving forward from 2025. I sent emails Friday & scrolled through new 2025 website & found nothing! So I’ve just used the “Landlord Helpline” & spoke to a nice guy, who confirmed selective licensing is not required for 2025 in Heaton 😮👍, though HMO licensing still is required. I’ve asked the council to send an email to the PRS community, clarifying what’s been removed as well as added as that would save a number of phone calls moving forward. They said they would feed that back & request it 🤔🤞. I don’t mind admitting that the news was received well in this household, a nice start to a Monday morning 👍. Hope that helps some on here 🤞.

@Dominic Robinson I’ve had flats in Heaton for 20yrs+ on Biddlestone/Addycombe, I personally never thought it was remotely bad where I have them & therefore saw no improvement, but in theory the council have the stats to back up the decision that selective licensing is no longer required. I’m not sure on the levels of social housing tbh 🤷🏻‍♂️. One other observation to make for HMO landlords in Heaton…. If you currently have a HMO, but no longer want to rent out the property this way & prefer to rent to 2 people or a family, then come April 2025, prove to the council your intentions (new tenancy agreement or in writing), then request your HMO is revoked on that basis. I mistaking applied for an HMO in 2022, had a visit from council, told me 3rd bedroom needed extending, I told them I no longer intended renting to more than 2 people or a family moving forward, they made a note of this on the HMO ….. mind you they never refunded me the diff between hmo & selective licence 🤷🏻‍♂️😆. Might be worth investigating for some of you in Heaton with same intentions as I had 🤔🤷🏻‍♂️
Licensing renewal price surge for 2025!
I’ve just received the email from Newcastle City Council stating selective licensing is to increase by over 50% from when I paid mine in 2022, upto £1,000! It was bad enough that once a licence was provided it wasn’t prorated, effectively I’ll have had mine for 3yrs come April 2025 & now they want another £1,000!! Are the council in attendance on 7th Nov to explain the rationale behind the increase, whilst explaining to landlords how the monies collected to date have been spent? Absolute disgrace IMHO!

@Carole Willis I got exactly the same request back in feb 23 when on a train to Heathrow for a 17 day holiday to Thailand. The reason I’m telling you this is that I phoned them straightaway to say it was impossible, so they gave me a small time extension. When I returned from holiday, I contacted them again saying I was struggling, they said this was a final warning & a £30k fine if not submitted! In panic, did so & never even got an acknowledgement from them, even when I chased it! Absolute disgrace! If the council want it you get 2 weeks, if the landlord wants something from the council, then just forget it! I’m still waiting on a reply from June! Double standards & im sick of it!

@Carole Willis just had same email giving me 14 days & request to give evidence since I took out licence since 2022!!! Absolute farce 🤬
Question re tenancy agreements
In all the years I’ve owned property to date, I’ve never had to sever notice on tenants 👍, we just come to an amicable agreement & they move on 👍. I’m just drafting a new ASTA from NRLA site & completing section 7 re serving notice & it states that if I need to I will send by 1st class post, great but dated IMHO. I always setup WhatsApp groups for all new tenancies & we communicate through that including issues/concerns/fixes/leave dates etc. Is this not a viable alternative option?

Newcastle Licensing consultation
I sent the following to Edwin, he forwarded to external review team 30th May, no response to date, prompted him again today … Bruce H states we should email you directly with views about licensing, therefore I have 2 specific questions: 1. What absolutely staggers me is if I were to buy todayin Heaton, I have to pay the full 5yr licence cost, only to have to renew it again, at full 5yr cost, in 2025 when the licence scheme resets & is renewed! What happened to the concept of pro rata? 2. Now that the government has scrapped the EPC plans to get properties to C rating, why the council can’t lower the rating to a D to qualify for the £100 licence discount? This would be a major boost to licence holders moving forward. It’s so difficult to get a Tyneside flat to a C rating & also you allow accreditation for EPC E ratings, so why the mammoth jump to a C for a discount, when it’s so difficult to achieve?

@Bruce Haagensen so if no pro rata (as they have to process regardless), then your point re reduced renewal costs comes firmly into play 👍. Ed did not acknowledge or respond to my follow up email, but no surprises there! I feel they just pay lip service & move on. If landlords did the same, we’d receive a fine!
