Overpriced Listings...thoughts...
Maybe this is more of a therapy questions but I am struggling with my mindset on getting an overpriced listing. This is because the seller of a lot I have listed finally after many, many months has decided to lower the price. Over the last 12-months I turned away from 3 expired listings that would have listed with me only if I kept the price the same or even higher than the price that was well over what the market would bring. Initially these listings would have been a nightmare but is my thinking wrong that over time I could have used my relationship/business skills to get the price down where the market would accept the price? Is the nightmare worth it? Did I do the right thing by leaving these and moving on to a more realistic prospect?

Mr./Mrs. Potential Client, Thank you for answering my question about why you were trying to sell and letting me know that you wanted to be moved to Arizona before Thanksgiving. There are 3 Reasons why your home didn't sell. 1. How it shows - the pictures I see shows that it was staged pretty good. 2. How it is priced - I looks priced right but I would really like to dig more into that however, the 3rd reason and most likely why your property didn't sell is: 3. How well it was marketed - this is truly what the agent and their brokerage controls. What I would like to do is spend some time with you to help you figure out why your home resisted sale. Then I would like to present to you a marketing plan that sells more properties across the US than any other plan. All I need is 15 minutes, I would love to come over tonight but I can make it tomorrow whichever is easier for you, which one would you like? Thoughts...?...? Should I add, takeaway, change anything?
