Commercial Loans for Residential Properties
Hey everyone, Curious to know if anyone has gone for a commercial loan on a residential (1- or 2-unit) house before. Any strong reactions for or against this? Residential mortgage isn't an option at the moment, but we have a place purchased with cash that we're planning to BRRRR. Cheers, Colin

@Colin Sharpe I thought Commercial lending started at 5 doors or more unless you are grouping several buildings together into a package... but I am a Realtor and not a Mortgage Broker so I defer to those with more knowledge and experience.

@Hao Lee I think both may apply. A 5plex or more i think is Commercial lending and your bank may have capped you out for the number of buildings as well. I hope this helps.

Hi everyone: I am Bev Hepburn a Real Estate Broker with Coldwell Banker Peter Benninger Realty in Kitchener since 2008. My wife and I own two fourplexes and a triplex and a couple of years ago helped our son to puchase his first home by him living in the basement and renting out rooms on the main floor to pay the mortgage. My office is in Kitchener and I work the KW area but live in Stratford so I do some work there as well. Our rentals are in Stratford and Mitchell Ontario. I am hoping to learn and grow with the group to expand our portfolio. I have been listening to the podcasts and enjoy them.

Rent control
Hi all, I have a quick question regarding raising rents. If I were to purchase an investment property, am I able to immediately increase rents to market value if they are very low? or am I limited by the 2.5% increase per year? I currently live in Ontario, but how would this differ between provinces? (This is for properties older than Nov 2018.)

I agree that in Ontario you will be limited to 2.5 percent this year but keep in mind that you can only increase once in a 12 month period so if the current owner recently did something you cant. Not sure about other provinces though. What area of Ontario are you in Youssef? Bev

@Youssef Shenouda Unfortunately tenant rents not keeping up with the market are a problem everywhere. Finding a property that will cash flow is difficult to say the least. My preference is a empty building but even then sometimes a sellers expectations are not realistic when you look at the potential income that it could produce. Is this on home conversions only or does it include building new purpose built multi-family? You mentioned on the podcast that you might stream it or record it. I live in Stratford so it would be quite a drive to get there but not impossible depending on the content.
