Florida Subdivides
Hey all, does anyone have any experience working value adds in FL? FL is my home state, but I have zero experience with value adds and/or subdivides, only straight flips. If I were to pick a county to start in, how would I begin? What county departments do I need to contact and what basic general information do I need to start. Do I look for rural areas 90-120 minutes from the major metro areas? Search for areas where smaller tracts sell for significantly more price per acre than larger tracts, but what then? Look for properties that are overpriced and on the market for 120 days or longer with good road frontage and start call brokers or agents for more info about the property.
I appreciate anyone with experience sharing a simple step by step process for starting out.
