3 common traits between my agents that WIN
This idea has fascinated me for a while, for the main part, my service doesn’t change much between each agent I work with. So why is it that some consistently bring in new deals and book new meetings each week… and some struggle to find any benefit after the 2 week honeymoon period? And after speaking to and analysing 100s of agents results, here’s 3 protruding answers: 1. They prioritise SPEED to lead. No waiting for days to call their leads, it happens within a matter of minutes. 2. They take follow up seriously, across a multitude of channels, and not for just 1or 2 messages. 3. They look for the gold in all leads. Prime example is if they speak to a homeowner not looking to sell right now, but in say 18 months. Instead of considering this as a write off and not staying in touch, they view it as an opportunity. Consistent touch points, making sure they’re the No.1 agents in all their prospects minds. ✌️Josh

You don't need what's new. You need what works.
As humans, we are all susceptible to shiny object syndrome. It's no different for finding new ways to grow your pipeline and sell more homes. Agents are extremely quick to jump on "new trends" e.g AI Marketing, Chatbots, ads on X, ads on FB, IG, posting on Youtube etc. The truth is: You don't need what's new. You need what works. There are fundamental elements to a marketing campaign which MUST be met in order to speak to the homeowner. All homeowners have the same desire, regardless of location: sell my home for the MOST amount in the SHORTEST time possible. There are a million and 1 ways in which we can find new leads and speak to homeowners, but if at the core you aren't meeting these fundamentals in your marketing, it won't work. So next time you're considering trying a new way of getting leads because the last bunch of things you tried didn't work, ask yourself if it's the method's fault, or the marketing itself. ✌️Josh

How to "Ad Hack"
One of the most valuable ways you can learn which ads are getting your competitors' more appraisals is by a method called "ad hacking" What you want to do is head over to: https://www.facebook.com/ads/library/?active_status=active&ad_type=political_and_issue_ads&country=AU&media_type=all And type in "real estate" or "property update" or any other keywords you can think of that are relative to the ads you're running. Here is where you can see all the ads people are using which will give you inspo and information on what you can test in the future. (Insider tip: the longer the ad has been running for, the better it's working. There's a reason the agent has kept it running for 3,4,5 months.) ✌️Josh
