Future Agent Lawsuits
I saw a post asking how to get rid of these phony “creative offers” in a group post. A lot of the comments leaned toward agents either not sending them to their clients or just sending them and making the decision to tell their clients it’s not in their best interest. I’ve heard of these things happening, but to be so brazen to put it on a public forum is beyond wild to me. Who are we as agents to decide what is best for others without explaining or the ability to explain the offer at hand? Aside from being unethical, this violates our obedience and loyalty to our clients not to mention doing what is best for our clients. IF YOU DONT KNOW SUBJECT TO OR SELLER FINANCE YOU ARE DOING A DISSERVICE TO YOUR CLIENTS!!!

Do I still make commission on a subject to deal?
Yes, it will be taken out of any down payment to the seller or negotiate in your commission with the buyer to pay for it.
