Trump Vs Kamala's Housing Policy
I am going to work on a YouTube video to go over which of the two presidential candidates would be best for real estate investors! What topics of their policies/actions do you want me to cover? Comment below if I missed one in the poll What they do definitely affects the market and smart to understand what they propose and plan/be prepared accordingly theres no need to make it political, just data and policy driven as possible. I don’t see it as overly political, everyone. It’s simply about two presidential candidates presenting the policies they aim to implement. Our responsibility as citizens is to educate ourselves on which candidate’s policies will have a more positive or negative impact on our wealth and investments. @Antonio Cucciniello, I’m looking forward to your video.

It’s important to educate ourselves on each candidate’s policies so we can make well-rounded decisions, not just about our wealth and investments, but also about the broader impact on society and our future. Ironically, and I say this lightheartedly, that kind of was a political statement (which I don’t mind, though this may not be the ideal platform for it ;)). That said, I’ve heard the phrase, ‘Vote with your wallet, not with your heart,’ which resonates more with me.
Out of State Rentals
Hi Antonio, I’m so grateful for this service you provide. I’ve been soaking up your material on YouTube and other platforms! I’m curious about the process you teach for finding out-of-state rentals using the correct data points. How accurate do you find that chart? Is the data for an entire city accurate for every zip code? Also, when you add up all the points at the end, is the crime rate as important as the rent-to-mortgage ratio? Additionally, some of the data is from a year or so ago. I’m just wondering how detailed you get with this. Thank you!

Thank you Armando, Propery Radar seems like a great resource. My question was more focused on the proccess of finding good cities and areas in the country to invest in from out of state.

What’s a good deal and where do I invest? Do I buy close to home or out of state? Is flipping a house or two a good way to generate capital? What shall I do first? Welcome to my remote office! By day, I help clients with their home and car insurance needs, splitting my time 50/50 between the office and home. But between sales calls, I’m diving deep into rental real estate investment content and gearing up to make my move. I’ve already connected with an accountant, loan officer, and real estate agent to get started. Now, I’m working on developing a solid strategy and game plan for the next steps, but I feel a bit overwhelmed and unsure of where to go from here. I’m excited but also a bit nervous about taking this next big step. Any tips or advice from fellow investors would be greatly appreciated!

@Antonio Cucciniello Thank you for asking. I’m overwhelmed by the sheer amount of information and decisions that need to be made when getting started with rental real estate investments. Specifically, I’m trying to figure out how to analyze a good deal and where to start. Are there tools that people use for this? Do most investors just go onto Redfin, Zillow, or the MLS and look for cheap properties? I’m also unsure about when and if I should get a property manager. Additionally, is there software people use to track all expenses related to buying, rehabbing, maintenance, and collecting rent? Is there a checklist of sorts for what to prioritize, one step at a time? Any advice or experiences from those who’ve been through this would be incredibly helpful. Thank you!
