Its a fun ride. I freeway commuted for 4 years on it, about 40 miles each way. With semi-auto transmission, anti-lock brakes, auto adjust brake bias front to rear and a gyroscope (so any time it would sense one of the front tires lifting it would gently retard the throttle) and heated hand grips its a wonderful commute and long ride platform.

A long time ago (April) in a village far, far away (Birmingham, AL) an investor acquired his first BRRR. There was great joy in the investors’ household and he quickly dispatched craftsmen & artisans in the far off village to prepare the dwelling he had just acquired. The investor anticipated a steady rapid progression through the BRRR stages from rehab, to renting and finally refinancing. Alas it was not to be. Days turned into weeks, and weeks into months as the process lumbered slowly forward. As the investor encouraged and challenged his craftsmen, still the pace seemed to drag on. Spring became summer then summer became fall. What strange magic plagued his progress? Becoming dispirited, the investor sought council from the other Lords & Ladies at the weekly roundtable. He heard about their challenges and the successes throughout the kingdom. He learned of others whose HVAC units had evaporated, who also had break ins or contractor challenges. Was this truly the nature of things? Clearly he still had much to learn. Seeking guidance from the master he was admonished “Stick to the roadmap, stay steadfast in the plan.” So the investor worked to stay resolute. He acquired a 2nd BRRR, and then a flip. He worked to coax each project forward. Each having its own unique challenges. (Have you ever had a water district tell you your house address doesn’t exist?). He acquired a third BRRR. As All Hallows Eve approached, a resident was secured for the first BRRR. Was completion about to be realized? Not so fast. The goblins came and went and winter approached. The artisans were nearing completion of their work on the 2nd BRRR. But still the 1st BRRR avoided completion. Days continued to pass. The new world’s feast of Thanksgiving arrived. Nevertheless, the celebration was limited to the gathering of family and food. With the Yule Tide season upon us, the weather quickly cooling, and the year almost over – it was finally time. joyeux noël A shout arose from the collective group, the artisans waved their tools in joy, the property manager smiled at a task completed, and the lender, at last, completed the DSCR. The 1st BRRR has completed. A first step taken, a process finished, a page turned. A sense of exhausted happiness engulfed the investor.

This flip was done by a realtor and listed at $580k in Seattle area in 2022. This was the most egregious item on this house, but by no means the only one. The downstairs had 6 doors to the various rooms, all visible from the central living area. No two doors were the same. A 2 panel, a 3 panel, a six panel, a solid panel, and others. It was a real gem but it sold.
