I think the best times for ready rentals is during transition periods. When people have a job relocation or parents want to change schools are good times. This can happen in December or during the summer before school starts. One other good time is in the spring because the weather changes and people start looking.

@Blake Choisnet It is multifaceted. It has a good flip/rental profit calculator. It has templates for rehab cost as well as comps for ARV estimates. It also has presentations for buyer and lenders. I just started using it, so I'm not sure on the comps, but I feel it is more accurate than Zestimate numbers.
