Cash Flow Analysis
When I am doing the cash flow analysis, I am finding an issue that ChatGPT is giving me a medium rate of (2 rooms/ 2 bedrooms) around $3000 to $3500 in one place. But, when I look the actual prices in Hotpad, I see that the price is around $1500/ $1600 only. Which one is more reliable? 😇

if the occupancy rate is high like above 50% and the revenue is like 30k/40k, why should we not go for it? What are disadvantages of taking it?
