@Gary Edgar In my experience, PML is difficult to get your foot in the door, but once you're in, it is much easier to scale. My first recommendation would be to work with an investor friendly agent who has a strong network, reputation and track record with PML. This year I was able to help multiple investor clients break into the PML space just by vouching for them with PML connections I already had; my investor got the property without the large upfront costs, my PML made money off the interest, and I got the sale - win for everyone! If you do not have that type of network quite yet, my second recommendation would be to find a seasoned investor to JV with. Utilizing their experience and reputation will give more credibility, and you may even find someone who allow you to shadow their systems and processes. Sure, you'll have to split profits - which can be negotiated, but to get hands on experience with a seasoned pro is invaluable. And, 50% of something is better than 0% of nothing, in my opinion! As a fall back option I have had clients do, if you have the means, start as the PML for other investors. Build relationships, network and strategically put together your team, while compounding your funds in the meantime. This is a great way to get "paid" to be a student of the game and just observe while you build your reputation and team.
