I have been valuating income producing properties for 3 years now. I have been afraid to jump in even though I have found huge income potential across BC and Alberta (and New Brunswick). Sometimes just a few management adjustments could make huge differences in net operating income.

I know of great cash flow properties but can't raise $$$.
