I finished module 3! What did Dom Toretto say? It doesn't matter if you win by an inch or a mile. Winning is winning. I also managed to log in two days in a row to go through the course content. Consistency is key! Glad to be part of the R2W family.

@Randy Nye I'm definitely crossing my fingers that my experience on my first BRRR goes smoother, but in case it doesn't, I'm definitely coming back to this post to get through the tough times! How does it feel in the end after having stuck through all the trials and tribulations?

Welcome @Andrew Pudlo! I was looking into 4-plexes or 6-plexes. My biggest challenge is going 0 to an apartment building, even the smaller ones. My strategy is to start small, and get a win with 1 single family property. If I could get at least 3 single family properties in 2025 that'd be a huge win. What market are you looking to invest in?
Intro.
Hi I'm Mitch I live in Milton FL. I am a over the road driver. I don't have any rentals, my big challenge is fi nding good wholesale and rehab deals and really good end buyers. I love spending time with my grandchildren.

Hey Mitchell, welcome! I used to work for Schneider National back in the day. My big challenge is finding the time to get through all of Blake's course to find rehab properties, but new year, new me. Here's to finding properties in 2025!
Making Offers
Here's a template for a Letter of Intent (LOI) that I use, after speaking with the seller or the agent, that actually has four separate offers broken down for the seller to choose from. Presenting multiple offer options in an informal letter of intent can be highly beneficial for both parties. For sellers, it offers tailored solutions that align with their unique circumstances, providing them with control and peace of mind. For buyers, it increases the chances of offer acceptance and demonstrates flexibility and market savvy. This approach enhances the overall appeal of your offer, making it more likely to stand out and be considered seriously.
