In wholesaling, look for properties priced well below market value, ideally 70% of ARV minus repairs, in high-demand areas. Focus on motivated sellers with distressed properties, ensure repair potential adds value, and have clear numbers to leave room for both your fee and the buyer's profit.

Just Closed My First Deal!
Hey everyone, I’m very happy to share that I just closed my first real estate wholesale deal!!! It all started when I reached out to a motivated seller who was eager for a quick sale on their distressed property. Negotiating felt daunting at first, but I managed to secure the property under contract at a win-win price for both the seller and a buyer I had in mind. The process wasn’t without challenges, but I leaned on some of the insights I’d picked up from this group, and they definitely made a difference. After presenting the deal to a cash buyer, things moved quickly, and within days, we closed successfully. Walking away from this with my first profit feels surreal, and I’m grateful for everything I learned along the way. Looking forward to the next one and continuing to grow! Thanks to everyone who shares their knowledge here—it really does help. I can't wait for the future content that is gonna be put in here and hard work pays off!!!

Hey guys, I had an idea that we might all kind of make this a company where we work together together and I was wondering if anybody knew anyone with capital so we could all just work as a full-blown team and separate departments… Jackson, if you are looking to hire as well, I would definitely be interested, lol.
