I have some fix n flip projects I'd like a partner on. I'm North of Boston

I've loved my job my whole life i still enjoy it. However I've worked 12-15 hrs days trying to find financial freedom. Found out it wasnt going to be from grinding working my life away. 24 years I don't have 1 million or even close to it. So I'm transitioning into real-estate. I've been spending alot of time learning the rest of the little ins and outs to this dream and vision I've had my whole life, and I can see the road to get there now . I want to play real life monopoly. I'm currently still knocking on doors for investors looking for someone that shares similar vision who's willing to fund some fix n flip deals I've been working on or these two plots I've located in B class neighborhood 2 seperate but identical plots 3 multifamily buildings and one single family home that has to be sold together and the 2nd property is identical. 2.5m asking price 220k rent roll annually 8-8.5 cap rate Minimal cost to bring up to date couple upgrades new siding exterior . paint and flooring interior probably change hot water tanks in all the units.
