Nice work ! I saw that some people frowned upon the amount. In one of the Facebook groups but don’t let the negativity be a distraction to you. Let this transaction be a learning experience and if nothing else proof of concept for you. Keep pushing something else shall follow !

I got a seller that wanna know what all fees are involved with closing? it shouldnt matter bc my buyer is going to be taking care of it correct? But what should I tell the seller to ease her mind??? This the 2nd seller with questions. The 1st questioned my PSA that I always have used and said that it had to many flaws and if I'm really interested then I would use an Indiana PSA. Questions that I have never had an issue with b4.

They want you to use the state contract ! That’s because they’re use to that. Kinda weird a seller is suggesting you use a state contract sounds like a realtor.

File a memorandum of agreement with the county if possible! It clouds the title. Of course if you think it’s worth it.
