What is underwriting? The most important thing for a lender is to make sure they get all their money back. The second most important thing is to make the best return on their money. It is crucial to figure out what the property you are lending on is worth as-is in order to know the most you can lend on it and be safe. Following up on this from the other day: I had the opportunity to walk a 96 acre $2.9 million property in Hawaii with Jason Park. The owners run a wellness retreat on the property, but since Covid have been out of business. When you look at underwriting this property, the fundamentals are the exact same in terms of the figures you’re looking for, but the complexity in the nuance of the add up go along way. Especially when you’re looking at something that needs upwards of $2 million to get operational again. Anyways, just thought I’d share my experience from today and how it tied into my post.

I'm a 22 year old college student and business owner and I'm passionate about holistic growth, networking within the real estate and capital market industries. Hi Alexis and group! I'm excited to be part of this group and wanted to introduce myself! I am a PML, Elite Gator, and soon-to-be Unicorn RE Agent in the Austin / San Antonio / Texas Hill Country market. I have rolled over a previous employer's 401(k), earning 4-5% returns on mutual funds, into a self-directed Solo K, passively earning double digit returns backed by real estate. I want to learn how to help other business professionals do the same. As I near early retirement from a career in the financial services industry, I want to grow a lending business that provides me the flexibility Alexis mentioned, while growing generational wealth. Great to have a PML group
Thank you for setting up a community for lending. There is always things we can learn. I am a PML and new Gator in southeast Michigan, mainly Oakland and Macomb counties.. Can be boots on the ground for you but am not familiar with most Detroit neighborhoods. You really need to know them by street, by block.
